Buildings & Properties

Overview

The property structure forms the foundation of all operations in the platform. Every equipment asset, resident request, maintenance plan, and work order is anchored to a specific property and building.

Key Concepts

  • Customer / Association: The legal entity or homeowners association representing a residential community or managed portfolio.
  • Site / Building: An individual building, block, or physical location belonging to an association.
  • Timezone: Each building can have its own local timezone, ensuring that scheduled visits, maintenance calendars, and SLA calculations reflect local operational hours.

Adding a Building

  1. Navigate to Admin → Customers / Associations in the top navigation.
  2. Select your association or create a new one.
  3. In the building management section, choose Add Building.
  4. Enter the building code (a short unique alphanumeric identifier, e.g., BLDG-A), the full name, and the physical address.
  5. Save your changes. The building is immediately available across all modules.

Linking Users and Technicians

Buildings use explicit access scoping. Administrators have access across all buildings by default. Other internal users (maintenance managers, dispatchers, technicians) receive access through Admin → Access Grants or through the onboarding checklist.

Best Practices

  • Use clear, consistent building codes that align with signage on-site.
  • Ensure the physical address is accurate to assist external service providers arriving for emergency calls.
  • Use the portfolio building selector in the top navigation bar to filter your view to a specific building when reviewing work orders or asset lists.
